FOCUS ON OUR THREE MAIN ACTIVITIES

From the 17th century, during the reign of Louis XIII, the ground and the first floors are deeply linked. At this period, the buildings were often owned by a single family who lived in the first floor and used the non commercial part of the ground floor as kitchens.

Louis XIV architecture made the Parisian building more refined and more aristocratic. An important innovation : the roof called « à la Mansart » gave a best habitability to the top floor leading to an additional « square floor ».

I - GROUND FLOOR, FIRST AND TOP FLOORS

Why do we chose these three floors ?

Although different, they offer a wide range of qualities : high-ceillinged flats, large spaces, decorative items and possible private outdoor spaces (yard, garden, balcony and terrace).

The beginning of the 18th century brought some architectural modifications and particularly the height of the floors which went in decreasing from the first. The « étage noble » or « bel étage » was born and took its full meaning. Some embellishment were reserved for this floor : the wrought iron balcony railings and more especially the few balconies.
The Louis XVI architecture confirmed that the first floor was the « étage noble » par excellence. The first half of the 19th century came to the end on this same way.

Today, our housing conception has changed and we identify the top floor as the « étage noble » for its different facets : a fine view, a balcony, a terrace, some independance.

III - PROPERTIES AND CASTLES

What are you looking for ? Principal residence or second home ?

You are looking for an ancient or a contemporary property ; whatever your expectations, give free expression to your dreams... Our rich architectural patrimony is world-famous !

To meet closely our client expectations, we worked out a schedule as for properties and castles that we wish to present.

II - SECURE PROPERTIES AND PRIVATE ROADS

What do you prefer ? A flat, a house or a town mansion ?

Whatever your answer, secure properties and private roads provide exceptional surroundings.

Villas, private roads and secure properties

Three concepts which represent quietness, comfort and security.
In the 20's, private roads, called « Villas », often dead ends bordered with small houses, boomed in Paris and its suburbs.

Today, secure properties offer this quality environment which correspond to the new expectations of their residents.
We can find these residential areas in the most french attractive regions : ILE-DE-FRANCE, NORMANDIE, RHÔNE-ALPES, AQUITAINE, PROVENCE-ALPES-CÔTE D'AZUR, LANGUEDOC-ROUSSILLON.

Apart from the architectural and environmental qualities, please find here below the two main criterions :

For a Property (except for Ile-de-France)
Minimum usable floor area about 250 m²*
Minimum land area about 3000 m²*.

Pour un Château (hors Ile-de-France)
Minimum usable floor area about 500 m²*
minimum land area about 3 ha*.

* These minimum areas could be lower in Ile-de-France
